Real Estate Tech Gadgets - Internet Based Directory Assistance Resources

Have you lost the person's business card or telephone number?  Is the lead sheet incomplete?  Is the handwriting illegible?  Are you prospecting and want to contact an owner of a property but only have the address and not the name or telephone number of the owner? 

Sometimes you may find a need to look up someone's name, telephone number, address or e-mail address.  The internet has a wealth of resources - some free and some free based.  When I need assistance in these area, I turn to two resources - Argali.com or CraigBall.com.

 

First, Argali.com provides free downloadable software that allows you to search a number of other platforms including Anywho, InfoSpace and Yahoo.  Argali permits you to search for people and businesses by telephone, street address, or name.  With one of these three search terms, you can use reverse search technology to locate the information for the other two items.  The free service includes paid Amazon.com advertisements.Real Estate Agent: Ryan Shaughnessy, Broker/Attorney - Your Lafayette Square Real Estate Partner (PREA Signature Realty)

Second, CraigBall.com is the website for Craig Ball, a computer forensics expert from Austin, Texas.  The website includes a resource page with a list of directory and reverse directory links.  However, the website also has Craig's Phone Finder which provides the same cross-platform type search as Argali.com.

If you don't find the name, telephone number, street address, or e-mail for the person or business that you are looking up, then try one or more of the following free internet resources:  MelissaData, AnyWho, Info Space, Lycos, Switchboard, WhoWhere, WorldPages, Yahoo, and InfoUSA.

Real Estate Tech Gadgets for the Mobile Phone - GPS Tracking, Targeted Text Messaging, Mobile Social Networking and Much More

 

As any real estate agent will tell you, the mobile telephone is one of their most important tools.  Over the years, it has evolved from being simply their telephone to providing internet access, mobile computing, and PDA items like calendars, task lists, etc.  However, the technology associated with mobile phones is constantly changing and presenting new uses for the mobile phone.  Here are three new applications and uses for mobile phones:

GPS Tracking - Mobile phones now often come with built-in GPS.  With the use of free internet-based software programs such as www.buddyway.com, www.seemywhere.com, and www.navxs.com, your family, office and colleagues or teammates can now track your whereabouts (or at least the location of your telephone) in real time.  With GPS tracking, agent safety is dramatically improved.  Here are some of the benefits of these GPS tracking programs:

  • Track or permit others to track any GPS-enabled phone in real-time online.
  • Save trip data for future use - such as creating driving instructions.
  • Use route statistics such as route duration, route length, etc. for time management, tracking reimburseable expenses, or tracking mileages for income tax reporting purposes.
  • Capture and comment on particular locations of your trip (in real-time) directly from your phone.
  • Setup alerts on desired regions and get alerted when nearby.

Targeted Text Messaging - Although text messaging has been around for some time, you can now send text messaging targeted to specific users based on time and geographical area.  With the use of free internet-based software programs such as www.jotyou.com, you can now send "drop-in" type text messaged invites and reminders.  Here are some of the benefits of targeted text messaging:

  • Send messages individually or to groups such as colleagues, teammates, customers or prospects.
  • Use map to select target areas and deliver text messages to intended recipients only when they are in the targeted area.  For example, send a text message announcing a nearby listings, which text message is only delivered when the recipient is physically close to the property.
  • Set time frames for the delivery of the text message.  For example, customers indicate that they might be in the area looking for homes on Saturday.  Send a text message that announces your open house, which message is delivered at a specific time in a specific geographic area.
  • If the recipient reaches the target area outside specified time-frame, your message isn't delivered to or received by the recipient.
  • Use targeted text messaging to coordinate team activities.  For example, send a text message to teammates coordinating activities if they are in the specified area.
  • Use targeted text messaging to send your self a reminder.  For example, send a text message to yourself reminding you to pick up milk on the way home.

Mobile Social Networking - Social networking sites are now common.  However, with the use of free internet-based software programs such as www.mobiluck.com, you can now use your mobile phone to notify you when your social network contacts are in the area or nearby to you.  Here are some of the benefits of mobile social networking:

  • Share your current location with your Mobiluck friends and Messenger contacts (MSN, GTalk, etc.).
  • Receive alerts when one of your friends is in close proximity.
  • See all nearby MobiLuck users. Send them messages and photos for free.
  • Choose between different visibility options: visible to everyone, visible to friends only, and invisible.

Favorite Movie Quotations Applicable to Sales

Every once in a awhile, I have to rally the troops so I pull out a movie clip to emphasize a point at a sales meeting.  Most of the clips are not directly related to sales - but can be applied to sales.  I apologize for any improper language in the post - but I listed the quotes as they were uttered.

BuilderOnline.com & eBuild.com - Resources for Developers, Builders, Sales Agents, and Owners

Whether you are a new home sales consultant or a real estate agent working in a traditional real estate brokerage, there may come a time when you need product information on a variety of appliances, construction materials and other products.  Here are some of the many requests that we have received over the past 24 months:

  • Website Links - eBuild.com offers links to over 4,500 product manufactures with links to dealer locations and the manufacturer's websites.  Search by product or by manufacturer name.  To search for manufacturers, click on eBuild Manufacturer Search Engine.
  • Catalogs - eBuild.com offers links to manufacturers' product manuals, specification sheets, installation instructions, maintenance instructions, and warranty information.  To view catalogs, click on eBuild Catalogs.
  • Articles - eBuild.com has an extensive archives of articles relating to new products, product trends, product reviews, etc. appearing in Builder, Remodeling and other magazines published by Hanley-Wood.  To search for articles, click on:  eBuild Articles.
  • Free Newsletters - Both BuilderOnline.com and eBuild.com offer free newsletters offering articles on new products, product trends, etc.
  • Television/Webinars - Both BuilderOnLine.com and eBuild.com offer videos and webinars relating to new products and other issues relating to new home construction and the housing markets.
